PLEASE READ AND UNDERSTAND YOUR PARK RULES.

 ALL OF THESE RULES WILL BE STRICTLY ENFORCED. FAILURE TO FOLLOW ANY AND ALL OF THE RULES LISTED WILL RESULT IN AN EVICTION FROM THE PARK. THESE RULES ARE FOR THE QUIET ENJOYMENT OF ALL THE PARK RESIDENTS.

 

1. Prospective owners/purchasers of mobile homes must be approved by Oak Park Trailer Court LLC management. NO exceptions! Anyone in breech of this rule will be evicted from Oak Park Trailer Court LLC.

GUESTS: A guest is considered someone staying at your home for no more than a two week duration. If a guest stays longer than the two week duration an application must be filed, and a background check will be performed at a $75.00 fee. Everyone living in this park must clear our application and background check, NO EXCEPTIONS!

 

 2. You are responsible for you, your family, and YOUR GUESTS actions. Only those listed on the lease will be allowed to live in your home. A guest can stay no longer than two weeks.

 

 3. Rent shall be paid by the 1st of every month. No later than the 5th day. Any late rent will be charged a $35.00 administration charge. Lateness is determined by post mark date on the envelope. Eviction notices are $300.00.

 

 4. You may have 1 (one) dog or 1 (one) cat under 20 lbs (pounds). Dogs must be kept on a 6 foot leash at all times when outside. No dogs are to be left outside over night or unattended at anytime. All droppings are to be picked up immediately. You can buy a scooper or pick up bags of sorts at your local pet supply store. Absolutely NO vicious animals or exotic pets allowed. Excessive barking will not be tolerated!

 

 5. MAINTENANCE: The exterior of your home must be kept in good repair at all times, all hitch tongues must be removed and can be stored under the mobile home. Nothing is to be stored outside of the home. You may contact George for a placement of a ten by ten approved shed for storage. Paint colors must be approved by the park management. If your home falls into disrepair, it will be repaired by Oak Park and you will be billed, this bill will be paid, and any monies paid to Oak Park will be credited to this bill before rent is credited. NO EXCEPTIONS!

 

6. Additions, sheds, decks, porches, carports and any outdoor modification including planting trees and bushes must be approved by the park. Additions, decks and any roof structure must have a county permit pulled and registered with Oak Park .

 

7. All Mobile home lots are leased on a month to month basis. Rents can NOT be pro-rated daily or weekly after move in. Verification of your intent to vacate is required in writing. NO back dating on this form will be accepted. Remember, 30 days notice is required. Any and all mobile homes located in Oak Park Trailer Court LLC will not and are not to be used as storage units for any purpose.

 

8. All mobile homes in Oak Park Trailer Court LLC must be occupied by their owner, subletting is not allowed and will result in eviction.

  

9. There will be no signs placed on/or around your home without the permission of the park management. If you wish to sell your home, you need to inform the office of all important information so that we can pass it on. Yard sales must be approved by management and held at location approved by office. We have a few rules that must be followed concerning yard sales.

 

 10. You are allowed two (2) cars parked at your home both cars must be registered with Oak Park Trailer Court LLC. They must be in working condition with current tags and proper insurance. Any other vehicles WILL BE REMOVED by BREVARD TOWING at Owner’s expense. Visitors must be parked in a location approved by management. Minor work, such as a flat tire etc., can be done at your home. There is no parking in any unapproved areas. If you change your own oil, you need to take the used oil to Mocking Bird Dump or similar location for disposal. DO NOT PUT IN TRASH OR LEAVE ON PROPERTY.

 

11. Boats/trailers must be parked in a location approved by management.

 

12. THE 5 MPH SPEED LIMIT IS STRICTLY ENFORCED THROUGHOUT THE PARK. THERE ARE CHILDREN PLAYING IN THE PARK.

 

 13. Your water is included in your rent, therefore; no washing machines are allowed in your home, we are on septic systems. You may wash your car or home. We want you to water (take care) of your lawn, but be sure to have a sprayer or sprinkler attached and not run for more than 45 minutes per area every other day.

 

 14. All trash is to be placed in your garbage can and taken to the street for pickup on Tuesday and Friday.  Garbage is not to be placed out front of your home before 5:00 PM the day before and returned to your home as soon as possible after garbage is picked up. All trash cans must be covered and clean. Lawn debris and branches must be put on the refuse pile across from the mail boxes. You are responsible for maintaining your yard and taking your lawn debris/branches/leaves to the refuse pile (NO PLASTIC BAGS/TRASH). Mowing is provided by the park, be sure yard is clear of obstacles and garden hoses are rolled up to avoid being run over by the lawn service.

 

15. Curfew for children is when the street lights come on, unless accompanied by a parent when outdoors.

 

16. Quiet time in this park is 10:00 PM to 8:00 AM . Tenant shall not make or permit any disturbing noise in his/her mobile home or vehicle anywhere on the premises at any time including loud exhaust. Tenant is respon­sible for the actions of his guests. Vehicle stereo, Stereo, radio and television sets are to be kept at a volume that cannot be heard in the next mobile home or out in the driveway.

 

17. There will be no public intoxication allowed at any time in the park. This means you and your guests.

 

18. Oak Park Trailer Court LLC is on septic tanks, you are responsible for maintaining the system; only feces, urine and toilet paper go into the toilet. No automatic blue bowl cleaners. Only use Lime Away or The Works to clean toilets as needed. Absolutely no grease or tampons. You are responsible for the drain line running to the septic tank, should the line become plugged it will be cleared at the home owners expense.

 

 19. Mobile homes must have hurricane tie-down and blocking as required by code. Park approved vinyl skirting/vinyl lattice or cement board (NO WOOD) around the entire base of the mobile home and all utility connections. No peeling paint, mold or dirt on the exterior.

 

20. Coin laundry facilities are provided for residents. No children are allowed in the laundry room without adult supervision. Leave machines and laundry facilities clean after use. Do not leave clothes unattended, and remove as soon as the cycle is completed. Do not put anything into dryer that cannot be washed in water, or anything that contains foam rubber. Do not use dye in machines. USE LAUNDRY FACILITIES AND EQUIPMENT AT YOUR OWN RISK, MANAGEMENT IS NOT RESPONSIBLE FOR LOSS OR DAMAGE.

 

21. Residents are to follow all state and local codes and laws, no running businesses from your home, excluding internet businesses, and are responsible to inform their guests of the park rules.

 

Management reserves the right to add, change, or alter any rules or regulations at any time.
